My garage has two springs stretched along the tracks, not one spring over the door. Is that a problem?

That's an extension-spring system, and it's still in service on a lot of the 1950s and 1960s ranch homes here. It isn't automatically unsafe, but it does need containment cables running through the middle of each spring so a broken spring can't whip across the garage. Plenty of the older single-car garages in the tracts near the former Mather and Aerojet job centers were never retrofitted. If yours has no cables, that's the first thing to fix, and it's an inexpensive add compared to most repairs. Whether we retrofit or convert you to a torsion setup depends on your headroom, which in these homes is often shallow.

Springs, first. Then the bottom seal. Those long west-facing garage walls on the ranch stock take sun for hours every afternoon, and the rubber astragal along the bottom of the door dries out and splits, which lets in water, dust, and lizards. The paint on the door face chalks for the same reason. You can wipe it and get white residue on your hand. Chalked paint is cosmetic, but split seals and sun-brittled rollers are worth fixing. On the 8x7 and 9x7 doors we also see hinges worn oval at the pin, which makes the door rattle and drift out of square.

Different failure list. Those wide two-car doors put more weight on a single torsion spring assembly, and when a spring goes the door is genuinely heavy. Don't try to lift it by hand. We also see cable drums slipping out of sync, which makes the door hang crooked in the opening, and bottom sections dented from bumpers because a 16-foot door leaves less margin than people expect. Openers on homes from that era are often at the end of their service life now, especially the ones with plastic drive gears.

Door size and spring type do most of the work on the number. A single spring on an 8x7 or 9x7 door in the older tracts sits at the low end. A 16-foot two-car door, or a three-car layout, needs heavier hardware and more of it. The other factor is headroom: some of the older attached garages have so little space above the opening that a straight torsion conversion needs a low-clearance kit, and that costs more than a standard replacement.
